Around 80% of UK fire doors are reportedly fitted or maintained incorrectly. A fire door only does its job — holding back smoke and flame for a rated period — if every part of it is correct, not just the door leaf itself.
The gap around the door, including under the bottom edge, needs to sit within a tight tolerance so smoke and flame can't pass through.
Intumescent and smoke seals need to be continuous and undamaged — a missing or painted-over seal is one of the most visible signs of a non-compliant door.
Fire-rated doors need fire-rated hinges, correctly fitted, in good condition and free of excessive wear.
"Fire door keep shut" (or "keep locked", where relevant) signage needs to be present and the door's self-closing mechanism needs to work properly.
