What is a fire door asset register — and why your building needs one

A fire door asset register is, at its simplest, a complete list of every fire door in your building, together with the key facts about each one. Think of it as the logbook for your doors: where each door is, what type it is, what condition it is in, and the history of every check and repair it has had.

A useful register records a few things for each door. A unique reference and location, so there is no confusion about which door is which. The door type and its fire rating — typically 30 or 60 minutes. Its current condition against the inspection criteria. Any faults found and the work needed. And a running history of inspections, repairs and replacements, with dates.

Why does this matter? Because fire safety law expects you to manage your doors actively, not just hope they are fine. If a regulator, insurer or — in the worst case — a court asks you to demonstrate that your fire doors are being maintained, a clear asset register is the single most persuasive piece of evidence you can produce. It shows, at a glance and with dates, that the building is being looked after by someone taking the duty seriously.

A register also makes day-to-day management far easier. Instead of rediscovering your building from scratch at every inspection, you update a known set of doors. You can see which checks are due, which repairs are outstanding, and which doors are nearing the end of their life and should be budgeted for replacement. It turns fire door care from a series of fire-fighting reactions into a planned, predictable routine.

Here is a worked example. Door FD-014, first-floor corridor, FD30, last inspected March 2026: intumescent strip damaged on the hinge side, closer slow to latch. Action: replace strip, adjust closer. Re-checked April 2026, now compliant. Anyone reading that line knows instantly what happened and when — and so would an inspector.
